You could ask if they'll sign a contract assuming a duty to protect with liability should they fail, but it would just be simpler to tell him and the management company, and especially Russell Gagne, who would obviously rather their tenant had been killed by a home invader, to go f*** themselves. It's an unenforceable condition, and this is screaming for a lawsuit.
